In most commercial leases, you can hire a specialist contractor to manage your lease make good-including repairs, reinstatement works, and professional cleaning-so you can return the space in the condition required by your lease and reduce the risk of disputes with the landlord. This article explains what a make good typically involves, when cleaning is included, and how to choose the right provider. What is “lease make good”? A lease make good (also called end-of-lease reinstatement) is the work required to restore a commercial tenancy to the condition set out in your lease. That may mean returning the space to: its original “base build” condition, or the condition documented at lease commencement, or another agreed state in your make good clause. Make good requirements vary widely, so the first step is always to review the lease and condition report. Does lease make good include repairs and cleaning? Often, yes-but it depends on your scope and who you appoint. Typical “repairs” tasks can include: patching and repainting walls repairing damaged surfaces (doors, skirting, fittings) replacing or repairing flooring as required removing signage, fixings, and tenant-installed items making good penetrations and minor building fabric repairs Cleaning may include: general commercial clean (floors, surfaces, kitchenettes) detailed clean after demolition/stripout dust window/glass clean carpet steam cleaning (if required) waste removal and final presentation clean for handover In many cases, cleaning is the final step after repairs and reinstatement work-because construction dust and patching debris can make “early” cleaning ineffective. Can one contractor handle... --- - Categories: Office Fit out Industrial warehouse fitouts are rarely “one-size-fits-all”. Costs can swing significantly depending on what you are building inside the facility (particularly warehouse office builds), what the base building already has in place, and what compliance requirements apply. This guide explains what drives the cost of a warehouse fitout-without quoting detailed pricing-so you can scope correctly, avoid surprises, and brief your builder with confidence. What is an industrial warehouse fitout? A warehouse fitout refers to the works required to make an industrial facility operational for your business. It often includes: Warehouse office construction (internal offices, meeting rooms, amenities) Builder’s works (partitions, doors, ceilings, joinery, finishes) Electrical and data (lighting, power, communications) Mechanical services (HVAC to office zones and amenities) Compliance works (fire services upgrades where required, access requirements) Operational upgrades (security, access control, line marking, signage) In most warehouse projects, the “fitout” scope is primarily focused on the office + amenities footprint, not the entire warehouse floor-unless you are upgrading the whole facility. Why warehouse fitout costs vary so much If you are comparing quotes (or trying to estimate internally), it helps to understand the main cost drivers. The following factors typically have the biggest impact on a warehouse fitout budget. 1) Office footprint and specification (the #1 cost driver) For many industrial sites, the largest variable is the office and amenities area you build inside the warehouse. Costs typically increase when you add: More rooms (meeting rooms, training rooms, break-out areas) Higher acoustic needs (privacy, sound control) Higher-quality finishes and joinery... --- - Categories: Office Fit out When planning your industrial or warehouse project, understanding the distinction between an industrial fitout and warehouse construction is crucial for making informed decisions about your investment. Many businesses mistakenly believe these terms are interchangeable, but each serves a fundamentally different purpose with unique cost implications, timelines, and outcomes. Whether you’re a property owner, asset manager, or business operator looking to optimise your industrial space, this guide will help you understand which option best suits your operational needs and budget.   What Is Warehouse Construction? Warehouse construction refers to the ground-up building process of creating a new warehouse structure from scratch. This involves everything from site preparation and foundation work through to the completion of the building’s shell and core elements. Key Components of Warehouse Construction Warehouse construction projects typically include: Site preparation and earthworks: Clearing, grading, and preparing the land for construction Foundation and structural elements: Concrete slabs, structural steel framing, and load-bearing walls Building envelope: External walls, roofing systems, and weatherproofing Core infrastructure: Basic electrical systems, plumbing rough-ins, and HVAC infrastructure Loading facilities: Dock-high loading doors, truck courts, and access roads Compliance and permits: Meeting building codes, zoning requirements, and securing necessary permits (including demolition, building, and council approvals where required) The end result is typically delivered as a “shell and core” building-a structurally complete warehouse with basic services installed but minimal interior finishing. Research shows that warehouse construction projects typically take between 6-12 months to complete, depending on size, complexity, and permitting requirements. When Warehouse Construction Makes Sense... --- - Categories: Commercial, Office Fit out Industrial warehouse fitouts in NSW are regulated through three main layers: Planning approvals (DA / CDC, depending on scope) Building compliance (National Construction Code / BCA + certification) Fire safety + workplace safety obligations (fire safety certification/ongoing statements + WHS/SafeWork NSW) Below is a practical, NSW-specific breakdown of what typically applies. 1) Do you need approval for a warehouse fitout in NSW? You may need one (or more) of the following, depending on scope: Development Application (DA) or Complying Development Certificate (CDC) (planning + building pathway) Construction Certificate (CC) (checks construction plans align with the approved consent and comply with Building Code/requirements) Occupation Certificate (OC) (required to occupy/use a new building or change the use of an existing building) CDC vs DA (in plain terms) CDC is a fast-tracked pathway for straightforward commercial/industrial development where the proposal meets preset standards and eligibility rules. DA is used when the proposal doesn’t meet CDC standards, the site has constraints, or the scope is more complex (for example, certain change-of-use scenarios). Practical fitout triggers that often change the approval pathway include: change of use (even within the same building) adding new mezzanines/structural elements significant changes affecting fire safety/egress external works, signage, or façade changes (depending on scope) For CDC and many certification steps, applications are handled through the NSW Planning Portal. 2) Building Code compliance: NCC / BCA still applies to warehouse fitouts Warehouse fitouts are still “building work” in many cases, which means your design and construction must comply with the National... --- - Categories: Commercial When your commercial lease is nearing its end, understanding the difference between restoration and renovation becomes critical-especially when it comes to fulfilling your make-good obligations. Many tenants and property managers are caught off guard by the scope of work required, leading to disputes, unexpected costs, and delays in lease settlements. Research shows that over 60% of commercial lease disputes involve disagreements about end-of-lease conditions, with make-good clauses being the primary point of contention. Whether you’re restoring your premises to its original condition or simply renovating to meet lease requirements, knowing the boundaries of your obligations can save you significant time and money. What Is the Difference Between Restoration and Renovation? Restoration: Returning to Original Condition Restoration is the process of returning a property to its original state, preserving its historical or existing character whilst repairing any damage. In a commercial leasing context, restoration typically means removing all alterations you’ve made during your tenancy and reinstating the premises to match the condition report from when you first moved in. Key characteristics of restoration include: Removing tenant-installed fixtures, fittings, and improvements Repairing damage caused during occupancy Reinstating original finishes, colours, and materials Preserving the property’s heritage features (where applicable) Using period-appropriate or matching materials for repairs Renovation: Modernising and Improving Renovation, by contrast, involves updating, modernising, or improving a space to enhance its functionality, aesthetics, or value. Renovations typically introduce contemporary features and may completely transform the look and feel of a property. Common renovation activities include: Installing modern fixtures and fittings... --- - Categories: Commercial Navigating the end of a commercial lease is often more complex than the move itself. For many Australian businesses, the "Make-Good" clause in a lease agreement is a high-stakes hurdle. Failing to return a warehouse to its original condition can lead to withheld bank guarantees, costly legal disputes, and expensive "hold-over" rent. At National Make Good Solutions, we’ve seen how floor damage, complex racking systems, and years of industrial grime can turn a simple handover into a nightmare. Here is your definitive guide to managing the three most critical pillars of a warehouse make-good: floor restoration, racking dismantling, and heavy-duty cleaning. 1. Professional Racking Removal: More Than Just Unscrewing Bolts Pallet racking is the backbone of your operations, but during a make-good, it’s the first major obstacle. Dismantling industrial shelving requires precision to ensure both safety and the integrity of the building. The Risks of DIY Removal Many tenants attempt to dismantle racking using internal staff to save costs. However, without the right equipment and certification, this often leads to: Structural Damage: Buckled uprights or damaged wall ties. Safety Hazards: Unstable racks during the teardown process can lead to catastrophic workplace accidents. Compliance Failures: Landlords often require a "Make Safe" certificate from licensed professionals to prove the space is fit for the next tenant. The NMGS Approach We specialise in the systematic dismantling of Dexion, Colby, and all major racking brands. Our process includes a full inventory check and careful extraction of floor anchors. We don't just "remove" the steel;... --- - Categories: Office Fit out An industrial warehouse fitout is the process of tailoring an existing warehouse (or new shell) so it works safely and efficiently for your day-to-day operations-often including warehouse office construction, staff amenities, services upgrades, safety controls, and operational workflow improvements. This guide breaks down what is typically included, how scopes are commonly packaged, and what to clarify before you engage a builder. What does “warehouse fitout” actually mean? At its simplest, a warehouse fitout is the set of works that turns a warehouse into a functional operational facility-this can include storage systems, circulation paths, services (lighting/HVAC), staff areas, and safety requirements. Many fitout providers also describe warehouse fitouts as focusing on non-storage spaces (such as offices, amenities, dispatch/receiving and staff facilities), while racking systems handle inventory. In practice, most projects combine both: Operational infrastructure (layout, safety, services) People infrastructure (office, amenities, comfort and compliance) Core inclusions in an industrial warehouse fitout Below are the most common components. Your final scope will depend on your building type, tenancy requirements, and how you run the site. 1) Planning, layout and workflow design A strong fitout starts with a practical layout that supports: Receiving → storage → picking/packing → dispatch flow Safe separation of pedestrians and forklifts Clear lines of sight for supervision and safety Warehouse fitouts are often described as a “puzzle” where layout decisions drive efficiency, safety and productivity. 2) Storage solutions and space optimisation Common inclusions include: Pallet racking (various types depending on picking method) Shelving systems for non-palletised items Mezzanine... --- - Categories: Commercial Standard make good requirements in Australian commercial leases usually mean you must return the premises in the condition specified in your lease-most commonly back to “base building” or to the condition at the start of the lease, excluding fair wear and tear. Because each lease is drafted differently, there isn’t one universal checklist-but there are recurring items that show up across most office, retail, and industrial tenancies. The most common make good requirements (the “standard” scope) 1) Remove tenant fitout and your belongings Typically includes removing tenant-installed items such as: partitions and internal walls (where required) joinery, shelving, counters, display fixtures signage and branding including company coloured walls cabling that is not part of the base building This is commonly described as removal of your fitout / detachable property. 2) Repair damage and make good alterations Usually includes: repairing walls, doors, and surfaces patching holes and penetrations (including from fixing points or services changes) rectifying damage caused by removals or unauthorised works Repairs and reinstatement are a standard feature of make good clauses and a common area of dispute if scope isn’t clear. 3) Repaint (often full repaint) and restore finishes Many leases require repainting at end of term, particularly for office and retail, and especially if walls have been reconfigured or branded. Some clauses also require restoring finishes to an agreed standard. 4) Flooring: repair, replace, or return to base standard Depending on the lease and condition, the landlord may require: carpet replacement / steam clean floor surface repairs... --- - Categories: Sponsorships Dexion Victoria is proud to announce its partnership with rising Australian driver Jack Johnson for the Dexion Victoria Jack Johnson GT4 Australia 2026 Championship campaign.
